Property Intelligence connects municipal property records to one stable property identity. Search returns ranked candidates so you can confirm the correct property before requesting its history.
Edmonton is the first supported city. The live dataset includes assessment history from 2012 through 2025, current property characteristics, published tax rates, calculated tax estimates from 2014 through 2025, confirmed permit relationships, zoning, and source provenance.
Property tax values are estimates calculated from published assessment values and municipal and education tax rates. They are not tax bills. Sales and comparable endpoints return records only after a licensed source explicitly permits display and analytics; no eligible Edmonton feed is active yet.

All endpoints require your NorthAxium Data API key in the X-API-Key header.

MCP workflow
The hosted MCP server exposes the same property workflow through ten read-only tools. Start with search_properties, then pass the selected property_id to the detail or history tools.

Data interpretation
- Assessment history is authoritative municipal source data.
- Tax rates are authoritative published rates; property-level tax amounts are calculated estimates.
- Confirmed permit links require a unique exact-address match. Candidate spatial links are excluded unless you explicitly request them.
- Zoning assignments use strict point-in-polygon matching.
- Each response reports coverage and source provenance so missing fields are distinguishable from zero values.
- Sale records require a source with display rights. Comparable selection additionally requires analytics rights, excludes known non-arm’s-length sales, and reports its radius, time window, and ranking method.
- Comparable results support research only and are not an appraisal or automated valuation.
